Small things really add up in buyers' minds and the cost they estimate for repair is usually much higher that it would actually cost, so they make big deductions from their offering price, if they make one at all. Please take a few minutes to check the following:
- Doorbell
- Keys work easily in locks
- Dead-bolt locks are aligned correctly so they're easy to open and close
- Home security keypad works
- Garage door openers operate (both handhelds and built-ins)
- Screen and window frames operate normally
- Windows open easily and quietly
- Interior and exterior doors open and close quietly, without squeaking
- Pocket doors and sliding doors move easily on their tracks
- All interior light bulbs, switches, and fixtures operate
- Porch lights, carriage lights, and security lights operate
- Pool, spa, and patio lights operate (newcomers to Florida often try them)
- Oven light
- Oven timer
- Oven clock shows correct time
- Built-in microwave shows correct time and operates
- Garbage disposal opreates and smells fresh
- Trash compactor
- Range hood light
- Range hood exhaust fan
- Oven racks are cleaned and broiler works
- Dishwasher operates; silverware basket in place
- Refrigerator door light (if it stays)
- Smoke detector
- HVAC thermostat operates normally with no coolant leakage/condenstation/duct leaks not apparent
- Ceiling fans operate smoothly and quietly
- Bathroom vent fans
- All faucets operate easily
- Leaking faucets (a washer may fix a leak)
- Toilets flush smoothly and fully
- Drainage in sinks, showers, and tubs
- Pool pump, filter, and vacuum
- Underwater jets in pool/spa
- Outdoor faucets/hose connections
- Indoor intercoms
- Patio/outdoor intercoms/speakers
